The word 'Kushukuru' means 'to be thankful' in Swahili — and that is exactly the feeling we want you to experience here. Located on the serene Wambaa Beach, Pemba Island, Kushukuru Pemba is a low-density beachfront villa development designed around nature, privacy, wellness and a more refined pace of island living.

How many villas are in the project?

There are 16 villas in total — 8 three-bedroom beachfront villas and 8 two-bedroom garden villas — in a carefully planned low-density layout.

What is the difference between the three-bed and two-bed villas?

The three-bedroom villas are larger residences with more expansive living and entertaining space, while the two-bedroom villas offer a more compact and accessible ownership option with the same design ethos and connection to the wider development.

Are villas available now?

At present, most villas are shown as available, with Beachfront Villa 5 and Beachfront Villa 6 marked reserved.

Buying a home in a new development is a significant decision. We understand that some buyers are comfortable becoming involved early, while others prefer to wait until they can walk through a completed villa.

Both approaches are entirely reasonable. Here are our answers to some of the questions prospective buyers may have about Kushukuru.

Why is Kushukuru being developed in phases?

Kushukuru is designed as a carefully managed, long-term development. Building in phases allows us to focus closely on quality, manage the site responsibly and create each part of the estate with care.

The phases will form part of one overall development plan rather than being treated as separate projects. Wherever practical, important infrastructure and disruptive work will be coordinated early.

What will I be able to see before deciding?

As construction progresses, we plan to provide prospective buyers with photography, site updates, villa specifications and clear information about what has been completed and what remains to be built.

A show villa will give buyers the opportunity to experience the design, materials, proportions and atmosphere of a completed Kushukuru home before making a decision.

Some buyers may wish to explore the project earlier, while others may prefer to wait for the show villa or a completed property.

Is buying early right for everyone?

No—and we are comfortable saying that.

An early buyer may benefit from earlier-stage pricing, a wider choice of villa locations and selected opportunities to personalise their home.

Other buyers will place greater value on seeing a completed villa and established surroundings. They may prefer to join our priority list and hear from us at a later stage.

Our aim is to help each buyer choose the point at which they feel comfortable.

What information will buyers receive before committing?

As the project and buyer documentation are finalised, prospective buyers will receive clear information about:

  • villa plans and specifications;
  • the development and phasing plan;
  • the purchase and payment process;
  • anticipated construction timings;
  • estate services and management;
  • service charges and shared responsibilities;
  • the legal structure of the purchase;
  • what is included with each villa.

Buyers will have the opportunity to review the relevant documents and obtain their own independent legal and professional advice before making a commitment.

How will payments be structured?

The detailed payment structure is being developed alongside the construction programme and legal documentation.

Our intention is to connect payments to clearly defined stages rather than asking buyers to pay the full purchase price at the beginning. The complete payment schedule and applicable buyer protections will be provided before any binding commitment is made.

What happens if construction takes longer than expected?

Island construction can sometimes be affected by weather, logistics, material availability and other practical factors. We believe it is better to acknowledge this openly than to offer unrealistic assurances.

The purchase documentation will set out the anticipated construction period and explain how significant delays would be handled. Buyers will also receive progress information as their villa moves through construction.

Could the villa design or specification change?

The plans and specifications provided with each villa will establish what the buyer is purchasing.

Small technical adjustments or equivalent product substitutions can sometimes be necessary during construction, particularly where materials are imported. Our intention is to preserve the villa’s design, quality and character while communicating any important changes clearly.

The detailed process for managing changes will be included in the buyer documentation.

Will there still be construction after the first villas are complete?

Yes. As a phased development, some later areas of Kushukuru may still be under construction when the first villas are completed.

Our intention is to build in defined areas, manage construction access and reduce disturbance to completed parts of the estate. Where practical, heavy infrastructure and disruptive work will be undertaken early.

Before purchasing, buyers will be shown the wider development plan, the position of future phases and the work expected to remain after their villa is completed.

Anyone who would prefer not to be present during later construction may choose to wait for a later release.

Who will oversee the construction?

Kushukuru is bringing together the professional, construction and specialist expertise required to deliver the development.

The final contracting and oversight structure is being developed with a focus on clear responsibility, consistent quality and appropriate professional supervision.

Further details will be included in the buyer information as the construction programme is finalised.

How will construction quality be checked?

Quality is central to the Kushukuru concept, particularly because the villas combine traditional materials, contemporary comfort and off-grid systems.

The quality-control and inspection process will be explained in the buyer documentation. This is expected to include inspections during construction, a review before handover and a process for identifying and correcting eligible defects.

Why buy at Kushukuru rather than build independently?

For some people, purchasing land and managing their own design, approvals, contractors, infrastructure and long-term maintenance will be the right choice.

Kushukuru offers something different: a home within a thoughtfully planned and managed environment, with shared infrastructure, landscaping, amenities and an overall vision for the estate.

It is designed for buyers who value both their own private home and the benefits of being part of a carefully created place.

Why have a pool or natural water area when the ocean is so close?

The ocean, conventional swimming facilities and natural landscape each offer a different experience.

The conventional pool will provide a comfortable and dependable place for recreational swimming. The proposed natural water area is being explored as a landscape and ecological feature rather than simply another swimming pool.

Its final design and use will depend on specialist guidance concerning water quality, safety, insects and long-term maintenance in Pemba’s climate. We will only proceed with a solution that we believe can be maintained responsibly.

How will the estate be looked after after construction?

Kushukuru is being planned as a managed estate rather than simply a collection of individually constructed villas.

The operational plan is expected to cover shared infrastructure, landscaping, security, water and energy systems, waste management, common amenities and general estate maintenance.

Estimated service charges, owner responsibilities and the services included will be clearly explained before purchase.

Can I wait until a villa is complete?

Absolutely.

We understand that some buyers will only feel comfortable once they can visit a completed villa. You can follow the development without making a reservation and ask to be contacted when Kushukuru reaches the stage that suits you.

Completed villas may be offered at a different price, and the choice of locations may be more limited, but waiting is a perfectly valid option.
